Build a property data sheet and document pack for PRS Database registration from the draft Schedule 3 list
The problem
The government says the PRS Database will open on 15 December 2026, and the draft regulations list the information and documents a landlord would need for each let property: the gas safety record and issue date, the electrical report (EICR or EIC) and its date, the current EPC and any MEES exemption, occupants and households, any HMO or selective licence number, and the rent. The regulations are still draft, so the list could change. Getting these together before registering saves time and shows what is missing, for example an expired certificate. AI can turn the draft list into a blank sheet and a checklist. You fill in the facts yourself and it never sees personal details.
What AI does
AI turns the official draft list of information and documents into a blank data sheet and checklist you fill in yourself for each property. AI sees no property details and never judges whether a certificate is valid; the list may change while the rules are in draft (England).
Time
The steps, in short
- Copy the official draft list, noting the date and that it is still draft.
- Have AI turn the list into a blank sheet, with no property details.
- Fill it in yourself from your actual certificates and records.
- Have a qualified person carry out any renewals, and recheck the list when the service opens.
A short sample prompt
