Build a one-page Section 8 notice-period reference and a question list for your solicitor
The problem
Since 1 May 2026, a landlord in England who wants possession must use a ground, with a different notice period for each: for example 4 months for selling or moving in (and not in the first 12 months), 4 weeks for rent arrears under Ground 8, and 2 weeks for several breach and damage grounds. The court also cannot make an order if the deposit is not protected. Getting them wrong can delay a case. AI can lay out a table from the GOV.UK wording you paste in and list the questions to ask a solicitor. It does not choose a ground, say you will win or say that a notice is valid: a solicitor or an accredited adviser does that.
What AI does
AI lays out the official GOV.UK wording you paste in as a one-page reference table, and drafts questions to take to your solicitor. It never picks a ground, rules on whether a notice is valid, or forecasts an outcome: a solicitor or accredited adviser does that (England).
Time
The steps, in short
- Copy the relevant lines from the official GOV.UK guidance, noting the date.
- Describe your position briefly and neutrally, with no names or addresses.
- Have AI arrange the pasted wording into a table and draft questions for your solicitor.
- Check the table against GOV.UK and serve nothing until a solicitor or accredited adviser has confirmed it.
