Reply to "is my old EICR still valid?" and write a landlord follow-up letter about a further investigation item, using only the dates and wording on your report
The problem
Landlords, agents and homeowners ask whether an old EICR still counts, and from 15 October 2026 an FI on a new-form report reads "further investigation is advised" while the GOV.UK landlord guidance, as checked on 15 October 2026, still describes FI as "required without delay". Landlords then ask what to do and by when. AI can turn the dates and wording printed on your report into a clear reply and a careful follow-up letter. It cannot decide whether a report is still in date, and no official source found says whether an FI on an Amendment 4 form starts the 28 days for further work, so the job stops short of that question and says so.
What AI does
AI drafts a reply about an existing inspection report, and where needed a factual follow-up letter to a landlord, using only the dates and wording you copy exactly from the signed report. It never says whether a report is in date or what the law requires: that is yours to check, with landlords pointed to official guidance (England).
Time
The steps, in short
- Copy the printed dates and any relevant wording exactly from the signed report, leaving out names and addresses.
- Note who is asking and whether it concerns a rented home in England.
- Have AI draft the reply and any letter, with gaps for you to complete.
- Check everything against the report and the official sources, fill the gaps yourself, and send it with the report.
A short sample prompt
Draft a short reply to a [customer type] asking about their inspection report. Use only these details copied from it: [dates and wording, exactly as printed]. Do not say whether the report is in date or give legal advice; write [OWNER TO CONFIRM] instead.
